The Colorado Springs real estate market continues to settle into a balanced, buyer-friendly groove. Inventory remains elevated compared to recent years, giving buyers genuine choice, while sellers who price and present their homes well are still finding buyers. Here is the latest data, updated August 25, 2026:
- Median home price: ~$467,000-$495,000. The median sale price continues to hold in this range, with the average home price coming in around $568,633 (down roughly 1% year-over-year). The Colorado Association of Realtors mid-year report showed a median of approximately $467,469, while July closed-sales data for El Paso and Teller counties reflected a median closer to $494,950. Prices have stabilized after the post-pandemic volatility, creating a more predictable environment for both buyers and sellers.
- Days on market: 48-58 days. Homes are taking a median of roughly 48 to 58 days to sell depending on price range and location. This measured pace gives buyers time to compare options and make informed decisions. Well-priced, well-staged homes in desirable neighborhoods are still moving faster; overpriced listings are sitting.
- Active listings: ~4,312 to 5,758. Inventory across the region continues to show year-over-year gains, with active listings roughly 2-3% higher than last August and the broader trend showing inventory up more than 25% year-over-year over recent months. Months of supply sits at 4.4, firmly in balanced-market territory.
- Price adjustments: ~54% of listings. More than half of Colorado Springs listings have seen price reductions at some point. This is the defining metric of the current market for sellers: pricing right from day one matters more than it has in years. For buyers, it means real negotiating power.
- Sales activity: 1,041 homes sold in July. Sales were up roughly 2.5% year-over-year in the cumulative mid-year view, signaling steady demand even as the overall market has normalized from the peak frenzy of 2020-2022.
- Year-to-date outlook. Analysts continue to project flat to 3% price growth for the full year 2026. The market is widely described as "balanced" trending "buyer-friendly." No dramatic swings are expected. This is a healthy, sustainable environment that rewards thoughtful buyers and strategic sellers.

- Commonwheel Artists Co-Op Labor Day Art Festival (52nd Annual). Held concurrently in Memorial Park, Manitou Springs. A free juried art festival featuring approximately 100 local artists showcasing fine art and contemporary crafts. Open 10 a.m. to 5 p.m. daily. A wonderful way to support local artisans and find one-of-a-kind pieces.
- Brantley Gilbert LIVE at Ford Amphitheater. September 5. Big-name country music at Colorado Springs's premier outdoor venue.
Mid-September Highlights
- Dot Days Community Festival (September 8-11). A multi-day, multi-venue festival across Colorado Springs as part of the America 250 / Colorado 150 celebration. Themes include Cultural Connections, Sustaining Communities, Citizen Science, and Our Place in Nature. Locations include the Pioneers Museum, Hillside Hub, and UCCS.

OneVela Tower: Downtown's 27-Story Apartment Project on Track
The OneVela 27-story apartment tower at 121 E. Boulder St. is expected to begin construction by the end of 2026. Standing roughly 300 feet tall with approximately 400 units, this glassy high-rise will be a defining addition to the downtown skyline. For buyers and investors, this signals continued confidence in downtown Colorado Springs. more density, more amenities, and more urban living options arriving in the next few years. Combined with the Elevate Downtown master plan's $2.5 billion investment target, the downtown pipeline is the strongest it has been in decades.
Circle Drive Bridges: Nearing Final Completion
After years of construction, the four-bridge replacement project on Circle Drive is in its final stages. Anticipated completion is late fall 2026. These bridges are critical infrastructure connecting the west and south sides of the city, and their completion will be a welcome relief for commuters who have navigated the construction zone.
Las Vegas Street: $30 Million Wastewater Upgrade
Colorado Springs Utilities has begun a significant wastewater treatment upgrade on Las Vegas Street, causing traffic delays that are expected to continue through 2027.
