Briargate

Banning Lewis Ranch

Colorado Springs continues to grow at a measured, sustainable pace, with major new construction activity concentrated in the eastern and northeastern corridors. The Banning Lewis Ranch expansion — up to 5,000 additional homes — is a defining story of 2026. The Elevate Downtown master plan, approved August 4, targets $2.5 billion in housing, green space, and cultural investment downtown over the next decade. Fort Carson's anticipated growth of 13,000+ new personnel continues to drive demand in the south corridor. The Airport Road & Powers Boulevard diverging diamond interchange is now fully open, improving access across the east side. The Southeast Strong Neighborhood Plan was adopted July 28. These active master-planned communities offer modern homes and community amenities.
Banning Lewis Ranch
The biggest story of 2026 — updated land plans could add up to 5,000 more homes to this massive east-side community. Parks, trails, and a growing commercial district anchor this long-term growth corridor. Construction on new sections could begin as early as 2027.
Wolf Ranch
A major source of new homes in the northeast (Academy District 20), offering single-family and townhome options from multiple builders with walking trails and community amenities.
Cordera
Final phases continue in the Briargate corridor with move-up and semi-custom homes, community parks, Grand Lawn event space, and active lifestyle amenities.
Percheron
A brand-new master-planned community in the Falcon District 49 area that welcomed its first residents in 2025. Features a mixed-use village plan, five miles of trails, and 30 acres of parks — designed from the ground up as a walkable, amenity-rich community.
Forest Lakes
A newer master-planned community in Monument featuring trails, lakes, and open space. Homes start in the mid-$700s with strong mountain views.
The Farm
A master-planned community with open space, wetlands, and mountain views. Homes range from the $700s to over $1 million with a focus on outdoor living.
Meridian Ranch
An active community in the northeast corridor with newer homes, competitive price points, and convenient access to the Powers corridor.
Ridge at Lorson Ranch
A growing community in the southeast, popular with military families due to its proximity to Fort Carson and newer home offerings.
Draper Commons (Downtown)
Phase Three (Draper Commons at Lowell) began construction in Spring 2026, adding 200 middle-class and mixed-income apartments downtown. Part of a ~500-unit push for urban housing options. The Elevate Downtown master plan (approved August 4, 2026) targets $2.5 billion in additional downtown investment over the next decade.
Arrowleaf Senior Housing
A new affordable senior housing project on the southeast side, adding 110 apartments and a new senior center in Phase 1. Great news for older adults looking to downsize while staying local.
