How much do I need for a down payment?

Not as much as you think. VA loans require zero down. FHA loans need as little as 3.5%. Conventional loans can be as low as 3%. And there are down payment assistance programs available in Colorado. We will explore every option.

What credit score do I need?

VA loans have no minimum from the VA itself, though most lenders want 620+. FHA goes as low as 580. Conventional loans typically want 620+. If your score is not there yet, I can connect you with resources to improve it quickly.

Should I get pre-approved before looking at homes?

Yes. A pre-approval letter tells you what you can actually afford and makes your offer much stronger when you find the right home. I have trusted local lenders I work with who will take great care of you.

What are closing costs?

Closing costs are fees for the appraisal, title work, lender charges, and other services. They typically run 2-5% of the purchase price. In some cases, the seller may agree to cover part or all of them — that is part of what I negotiate for you.

Do I really need a home inspection?

Absolutely. Even on a brand-new construction home. A qualified inspector will identify issues with the foundation, roof, electrical, plumbing, and HVAC that you would never spot on your own. It is one of the most important protections you have as a buyer.

How long does the process take?

From the time you find a home, the process typically takes 30-45 days to close. VA loans sometimes take a bit longer. The home search itself depends on your timeline and the market — I will work at your pace.
