The Colorado Association of Realtors (CAR) mid-year report placed the median at approximately $467,000 (down 1.2% year-over-year), while the July closed-sales data for El Paso and Teller counties showed a median of $494,950. The average sale price across the region sits at approximately $577,000. Overall, prices have stabilized after the post-pandemic surge, making this a more predictable market for both buyers and sellers.
- Days on market: 49-58 days — Homes are taking a median of roughly 50 to 58 days to sell, depending on price range and location. This marks a notable increase from prior years and reflects the more measured pace buyers now enjoy. Well-priced homes in desirable neighborhoods are still moving faster; homes that need price adjustments can sit longer.
- Active listings: 5,758 — Inventory sits at approximately 5,758 active listings, up more than 3% year-over-year. Inventory has climbed more than 25% year-over-year overall, marking the third consecutive month of growth. Months of supply is at 4.4, indicating a balanced market that is trending toward buyer leverage.
